Title insurance

Buying a home may be the largest and riskiest investment of your life. No title attorney or title company may guarantee that your property is free of title issues. There may be unknown heirs who assert an interest in your property. Pipeline and utility companies may claim a right of way that significantly limits your use of your property.

Title insurance provides you protection for many title issues that may arise long after your closing.

A lender will require you to purchase a lender's title insurance policy. However, this policy only protects the lender's interest. A lender's policy will only cover the amount that you borrow. The policy amount will decrease as you pay down your note, and eventually the policy will end when you pay off the note. 

An owner's title insurance policy protects the owner's interest as long as the buyer and the buyer's heirs own the home.
